You confirm that you are at least eighteen years old and legally able to enter into a binding agreement. Where you act on behalf of a company, trust, or another person, you confirm you have authority to do so and that the entity is bound by these terms.

Viewings are by appointment and subject to owner or tenant consent. You agree to attend at the arranged time, follow any access instructions, and take reasonable care of the property. We may decline or reschedule a viewing, and we may require proof of funds before arranging access to certain properties.

An offer communicated through us is not binding until a written agreement is executed by all parties in accordance with California law. We pass on all offers to our client promptly. Nothing on this site constitutes an offer capable of acceptance.

Fees are payable as set out in your engagement agreement. Unless that agreement states otherwise, commission becomes due on completion of a transaction. Third-party costs such as escrow, title, inspection, and recording fees are your responsibility and are separate from our fee.
